故事背景

BACKGROUND


「场地的重生命运」


皇庭世茂裕玺项目,如其名所言,为皇庭+世茂双开发双操盘的合作项目,位于深圳市福田区下梅林区域,旨在强强联合打造深圳地产界的新地标。


Located in Xiameilin, Futian District, Shenzhen, THE GREAT MOGUL is a project co-developedby two giants of China’s real estate industry-Wongtee and Shimao, who aim to create a new landmark in Shenzhen.

而纵观现有场地的呈现效果,已不足以匹配现有的项目定位与开发,同时空间的生硬分裂、流线的混乱组织都已成为无法避免的硬伤,“推陈出新”成为了双方的一致共识。


However, the existing effect of the project is not proper enough to match with the current positioning and target of development. In addition, the rigid zoning and disorderly streamlines are obvious weakness of the existing planning. Therefore, both the partners agree to “try something new”.

原有方案只着力于在入口及中庭的空间改造—而单纯的空间重塑只是换衣服,对于二次改造的意义而言,并没有赋予场地新生的活力。


The existing planning focuses only on renovation of the entrance and atrium. For arenovation project, that’s nothing more than changing a coat. The site should be pumped into vigor of rebirth.

深圳下梅林原本是一片较为破旧的老城区,楼宇陈旧,商业杂乱。设计师跳出场地空间限制,纵观周边现有条件,从城市界面出发,开始寻找新生力。


Xiameilin was once an old town filled with dilapidated buildings and commercial facilities in chaos. The designers shake off the limitation of the site and seek for new vitality based on the city interface and with consideration of the surroundings.

皇庭世茂裕玺旨在用一场穿越时空的寻宝之旅,为这条原本失去色彩的老街注入新鲜的血液。让这片原本失去生机的老街,以崭新的面貌重新焕发出耀眼夺目的光彩。


Via a chrono-cross treasure hunting journey, THE GREAT MOGUL aims to breathe new life into the colorless old streetsand rejuvenate them with a new look.

「旧城闹市中的名奢旗舰店」

时光隧道草图 The Sketch Of The Time Tunnel


原入口处的施工棚为项目面对城市第一展示界面,现状古旧破败,围挡简陋,对入口施工工棚的美化改造,成为了老城寻宝之旅的第一站—时光隧道。


The constructionshed at the original entrance is the first interface between the project andthe city. Currently, it has fallen into ruin with crude hoardings. Therefore,the first stop of the treasure hunting journey is to renovate the constructionshed at the entrance.

设计借用名奢旗舰店的纯粹立面做法,使展示区入口从周边老城的混杂环境中脱颖而出.并创造了一条渐进时空隧道,使游者在行进过程中达到心境的转换。


Drawing on the experience of the pure façade used in the flagship stores of luxury brands, the designers make the entrance stand out of the surrounding chaos and create a time channel which helps to change the guests’ state of mind as they going forward.

时空隧道的设立,在形成了全新的车行入口招示面的同时,也更给这场穿越时空的寻宝之旅增添了几分梦幻的色彩。


The Time Channel becomes the new front façade of the vehicle entrance on one hand, and makes thechrono-cross treasure hunting journey more fantasy on the other.

利用灯光及立面的渐进,在车道行进的过程中,创造了“山有小口,仿佛若有光”、“复行数十步,豁然开朗”的寻宝体验。


When you drive into the entrance, the ever-changing light and façade create a treasure hunting experience of “a small hole seemingly glittering in front of the mountain” and then “find the view instantly clearing up after going tens of feet more”.

“新”改项目
A “NEW” RENEWA PROJECT


「沉浸式展示区体验」

▼展示区功能节点 The Functional Spaces


皇庭世茂裕玺总用地面积仅10000m²,而场地内两栋高层塔楼住宅占地已达5000m²,整体景观空间相对较小,内部展示区景观面积仅1600m²。


The site area of THE GREAT MOGUL totals only 10,000 m², while the two high-risings occupy near 5,000 m². Therefore the landscape space is comparatively limited, and only 1,600 m² is left for landscape of internal showarea.

原方案受场地限制较多,大门与落客区等都蜷缩在角落,既没有足够的营销展示面也缺乏必要的场地领域感。内部小而封闭的展示庭院,流线偏居一侧,中心景观空旷,休憩空间生硬,无法承担展示区的中心区域的地位。


Limited by the site conditions, the major entrance and the drop-off area of the original solution curl up at the corners, lacking necessary sense of domain and sufficient show area for marketing. The internal show space is small and enclosed. The streamline runs at one side, while the central area is empty, the recreation area seems stiff. In a word, it is not competent to the center piece of a show area.

早期设计在原有空间上进行了一次“穿衣戴帽式”的改造,发现原有的空间已经不利于流线的展开与情绪的转换,和业主进行几次探讨后,终于双方都决定放弃表象,决心根治病灶。


Some cosmetic efforts were made previously for the space and the existing space was found going against the unfolding of the streamline and changing of mind. After several discussions between the owner and the designer, both parties decided to carryout a fundamental solution instead of some superficial improvements.

在入口区域主要做了两 个大的调整,一方面,调整平行与建筑的入口方向为平行于道路,将地库入口、人行入口、消防入口等整合到一个统一的入口仪式性门廊之中。


Two adjustments have been made for the major entrance area: first, the entrance of underground parking, the pedestrian entrance and the fire access are integrated into auniformed ritualistic porch, and the entrances parallel to the roads instead ofthe buildings.

另一方面,转换平行于外场道路空间的流线,导向垂直核心营销区的入口。设计师把这个转场空间巧妙的藏在了入口大门里。


Secondly, the streamline no long parallels to the outside roads, but is introduced vertically towards the entrance of coremarketing area. 


美好奇遇 星空精灵

托举星空缩影的精灵雕塑,为宝藏开启揭开神秘的一角,随着时光的变幻,顶部天光的变迁,每一次归家都是掀开奇幻之旅的面纱。

The sculpture of fairies lifting the starry sky discloses a mysterious corner of the treasures. As timegoes by, the light and shade on the ceiling will change accordingly, the dwellers will unveil a dreamy journey everyday as they come home.

星河澹澹 宝藏秘境

星光大道的设计是皇庭项目设计中最为浓墨重彩的一笔,也是这场时空之旅中最有魔力的地方。原有场地,水景小气居于中心,廊架流线偏于一侧,广场空旷无亮点,星光大道的设立,重塑流线的同时,塑造了名奢旗舰店主题沉浸式迎宾氛围。


Star Avenue is the most impressive design of THE GREAT MOGUL and a space full of magic inthe chrono-cross journey. Originally, the timid waterscape was located at thecenter area, the pergola streamline was set on one side, the square was emptyand lacked vitality. The Star Avenue concept not only reshapes the streamline,but also introduces the theme of luxury brand flagship stores and creates animmersive atmosphere to welcome the visitors.

绚烂的大道贯穿整个花园,两侧的星系瀑布让来客人感觉像是置身于璀璨的星河之中。到了夜晚,潺潺跌水与灯光构成的星空相呼应,如梦如幻。


A splendid avenuegoes through the entire garden, the galaxy waterfalls on both sides make visitors feel like being in the brilliant Milky Way.

夜晚降临,水面倒影着廊架的渐变星空,隐在水幕里的星光,也开始闪烁出熠熠光辉。游者穿过星光大道,如同穿行在璀璨的银河星空。


When night falls,the starry sky lights up and is reflected in the water, the sparkling dropping water echoes with the sky. When visitors step on the dreamy land of Star Avenue,it seems like they are walking through the splended galaxy.

星空花园
STARRY SKY GARDEN

星空异彩 生机庭院


原有登高面的呈现效果,以从头到尾的生硬的铺装作为结束,设计探寻灯光以外边缘空间,以错落海浪花池,采用退进渐变方式,模糊硬质边界。从星系瀑布到潺潺跌水再到层叠绿化的过渡设计,也很好的解决了原本场地空旷,水景尺寸小的问题,也让廊架与花园更加近紧密的联系在一起,营造了一体化的星空花园场地。


The original elevating structure adopted rigid pavement throughout. Our designers setwave-shaped flower pool at the edge space beyond the reach of light and obscurethe hard borders with protruding-retracting gradually changing methods. While solving the problem of empty site and small-scaled waterscape, the transition aldesigns from galaxy water fall to stack-up greening also draw the pergola closerto the garden and create an integrated Starry Sky Garden.

屋顶花园

ROOF GARDEN


泳池氧吧Party


5F屋顶泳池部分现场水池浇筑、廊架结构、墙面格栅在前次施工已完成,后期又叠加了幕墙外立面结构,整体相对混杂生硬,结合原有结构,升级场地功能及品质为主要改造目标。


On-site pool concreting on 5F roof, the pergola structure and wall grid construction, followed by the curtain wall façade structure construction, were completed previously. While the overall effect featured disorderly and rigid. The target of the regeneration is to upgrade the functions and quality based on the original structures.

在无法做大调整的情况下,设计师对保留与拆除做出了择选。研究对应架空层区域的功能特征,分别设置了:室外卡座区、按摩躺椅区、酒吧室外休闲、泳池泡池、儿童海洋球池等作为泳池区域功能升级,打造会所级酒吧泳池体验。


Seeing thatlarge-scaled adjustment is unavailable, our designers made their decision aboutwhich part to be demolished and which part to be retained. As to function upgrade of the swimming pool area, the designers set outdoor seating area,massage couch area, bar and outdoor recreation area, swimming pool, bath poolsand marine ball pool for kids after studying the functions of the stilt floor. The upgraded facilities impress the users with club-level bar and swimming pool experience.

泳池空间与室内酒吧空间充分结合,成为未来会所KTV、酒吧的Party活动空间,打造豪宅Party活动样板,也树立了豪宅俱乐部式会所标杆,酒店花园出户即达,悠闲舒适触手可及,让每一位游者体验艺术酒店里的名奢生活品质。


The perfect integration of swimming pool and indoor bar will be a new windvane for design of the Party space of clubs, KTVs and bars as well as the Partyspace of high-end residential spaces in the future. In addition, the projectsets the benchmark of mansion club with instantly available outdoor garden andleisure time. Every guest will be able to experience the luxurious life in anartistic hotel.
